Affordable Housing Assoc Starts Pair of Downtown Projects

Affordable Housing Associates (has started two downtown Oakland projects.

The first is 6th and Oak Senior Homes, a six-story, 70 unit building designed by Leddy Maytum Stacy Architects.  The site, at 609 Oak street is two blocks from the Lake Merritt.  The $28.4 million project will include 5 studio, 55 one-bedroom, and 10 two-bedroom apartments.  The contractor on the project is Nibbi Brothers General Contracctors.
The second is Jefferson Oaks apartments, a $28 million project that will convert the Jefferson Hotel at 1424 Jefferson St. and the Oaks Hotel at 587 Oak St. into a 102 unit property.
The Jefferson Hotel is more than 100 years old and the Oaks Hotel is operating as a since-room occupancy property.  The combined rehabilitation is designed by Anne Phillips Architecture and built by J.H. Fitzmaurice Inc.  John Stewart Co and Lifelong Medical will remain as the property manager and service provider.
"They were two excellent real estate opportunities," said Susan Friedland, executive director of Berkeley-based AHA.  The firm expects to complete both projects by mid-2012.
